1. Introduction

Welcome to MapleHomes. By accessing or using our website and services, you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you may not use our services.

MapleHomes ("we", "us", "Platform") provides an online venue for landlords and tenants to connect. We are not a real estate broker, property management company, or insurer.

2. Nature of Platform (Venue Only)

You acknowledge and agree that MapleHomes is strictly a technology platform that allows users to publish and view listings.

• No Responsibility for Transactions: We are not a party to any rental agreement or transaction between users. Any contract you enter into is strictly between you and the other party.
• No Endorsement: While we may provide verification tools, we do not endorse any user or guarantee the quality, safety, or legality of any listing.

3. Identity Verification

Our "Verified" status indicates that a user has submitted documentation (e.g., ID, Proof of Funds) that has passed our preliminary checks. However:

• Validity Period: Verified status is valid for 6 months from the date of approval. Users must re-verify upon expiration to maintain their status.
• Verification is not a guarantee of a user's identity, creditworthiness, or good conduct.
• Users are responsible for performing their own due diligence, including background checks and in-person viewings, before entering into any agreements or transferring funds.
• MapleHomes is not liable for any false or misleading information provided by users during the verification process.

4. User Responsibilities

4.1. Landlords

By posting a listing, you warrant that:

• You have the legal right to rent the property.
• The listing is accurate, truthful, and up-to-date.
• Listing Expiration: Standard listings remain active for 30 days. You may renew your listing for an additional 30 days for a fee of $10 CAD from your dashboard.
• You will comply with all applicable local laws, including residential tenancy acts and fair housing regulations.

4.2. Tenants

You agree to:

• Provide accurate information when contacting landlords or applying for verification.
• Conduct yourself professionally and respectfully.
• Not use the platform for any fraudulent or illegal purposes.

5. Maple Credit System

MapleHomes may award "Maple Credits" to users for content creation (e.g., property shorts, reviews) or as part of promotional campaigns.

• Non-Monetary Value: Maple Credits are not legal tender, have no cash value, and are not redeemable for cash or any other currency. They are strictly "platform utility points."
• Usage: Credits may be used to offset platform fees (e.g., listing renewals, verification fees) or for promotional benefits as determined by MapleHomes.
• No Transfer: Credits are non-transferable and may only be used by the account to which they were originally awarded.
• Expiration: All earned credits expire 6 months from the date of award if not utilized.
• Discretionary Awards: Rewards are granted based on a quality review by the MapleHomes team. We reserve the right to refuse, withhold, or cancel credits for any reason, including low content quality or suspicious activity.

6. Liability & Indemnification

6.1. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, MAPLEHOMES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM (A) YOUR ACCESS TO OR USE OF OR INABILITY TO ACCESS OR USE THE SERVICES; (B) ANY CONDUCT OR CONTENT OF ANY THIRD PARTY ON THE SERVICES.

5.2. Indemnification

You agree to release, defend, indemnify, and hold MapleHomes and its affiliates harmless from and against any claims, liabilities, damages, losses, and expenses, including, without limitation, reasonable legal and accounting fees, arising out of or in any way connected with your access to or use of the Services or your violation of these Terms.

7. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to its conflict of law provisions.
